Maintenance Supervisor

Burlington Capital Properties is now accepting applications for an experienced Maintenance Supervisor position at our brand-new property, The Arthur. Nestled in the heart of Omaha, The Arthur offers prime access to the city’s best dining, shopping, and entertainment, all set against a rich historical backdrop.

Maintenance team members protect and improve the overall appearance and maintenance of the property, and we value maintenance supervisors who understand their individual and team impact on the overall success of the property and resident retention.

The hours for this position are 8:00AM – 4:00PM, Monday through Friday, with “on call” requirement for emergency maintenance on weekends/evenings. On call schedule to be discussed during interviews.

Essential job functions include:

• Perform standard apartment maintenance repair which could include painting and appliance repair.

• Troubleshoot and perform in maintenance and repairs related to plumbing, heating, air conditioning, electrical, and carpentry.

• Oversee contractors and vendors who may perform work at the property.

• Conduct regular property inspections to ensure all systems and common areas meet safety and quality standards.

• Manage maintenance requests and work orders using property management software (e.g., Yardi, AppFolio, RealPage)

• Maintenance team members are required to be “on call”

• Control expenses to meet budgeted guidelines

• Provide excellent customer service at all times

• Participate in all resident promotions and/or functions as required by the property manager

• Follow all safety and liability guidelines as outlined

Knowledge, Skills and Abilities:

• Must possess adequate working knowledge of a property’s significant maintenance needs such as HVAC, electrical, plumbing, carpentry etc.

• Experience repairing high-end appliances and with premium materials

• Two years of experience as a maintenance supervisor in the multi-family industry required

• HVAC Certification required

• EPA Universal Certification preferred

• OSHA 10 and 30 certifications preferred

• CPO certification preferred

• Valid Driver's License and good driving record required

• Ability to follow directives and work with minimum supervision

• Ability to communicate effectively

• Ability to interact positively with residents, employees, vendors and the general public
