We're seeking a skilled Maintenance Technician to maintain our Waterfront Terrace apartment community in Indianapolis. SCHEDULE:

• Monday through Friday, 8:00 a.m. – 5:00 p.m.
• Participation in an on-call rotation for evenings and weekends (schedule to be discussed during the interview process).

JOB RESPONSIBILITIES

• Perform interior and exterior repairs to maintain apartments, common areas, buildings, and grounds according to established procedures.
• Regularly communicate with your supervisor regarding the status of service requests, apartment turns, and make-ready units.
• Complete vacant units to make-ready status according to established procedures.
• Inspect work performed by outside contractors.
• Perform and inspect exterior maintenance to ensure a high level of curb appeal.
• Monitor maintenance expenses and work within budget guidelines.
• Ensure compliance with all federal, state, and local health and safety codes, laws, and regulations.
• Regularly inspect laundry facilities, fitness centers, common area restrooms, and other shared amenities to ensure proper operation and cleanliness.
• Participate in resident functions and community events as requested by management.
• Respond to after-hours emergency maintenance calls as part of the property's on-call rotation.

REQUIRED SKILLS & EXPERIENCE

• High school diploma or GED required.
• Valid driver's license with an acceptable motor vehicle record required.
• Minimum of 1–2 years of maintenance experience or experience in a related field required.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
• HVAC certification preferred but not required.
• Ability to work independently with minimal supervision.
• Basic English communication skills, both verbal and written.
• Ability to interact professionally with residents, coworkers, vendors, and the general public.

Hiring Bonus: Eligible new hires will receive a $600 hiring bonus, paid in two installments:

• $300 after 30 days of employment
• $300 after 90 days of employment
